Default Buying in Tunisia

After 7 fantastic holidays in Djerba, my (French) wife and I decided to buy our own flat. Firstly, we found that the law preventing foreiners buying was scrapped in 2006, but as this is not generally known it hasn't yet led to price increases. We found a flat, from plans, in Hergla on the internet, and are now in the process of buying. Our experience may be of some use.
We signed a "promesse de vente" with the builder at the local town hall. The details are entered in official records which garantees the property for you if you comply with the conditions of payment. You can even go home without paying and transfer first payment within 1 month. If you don't pay you just lose the property, not money.

The sale can't be completed without the famous "carte de residence". The builder will apply for this when he has certifcates saying the property is completed and complies with the plans. This is submitted to the local governor, but can take several months. However, if we pay the totality we can have the keys and use the property as our own, with written guarantees from the builder.

DANGER Don't sign any do***ent you don't understand as in some cases the sale is only for the life of the vendor and when he dies his family will reclaim the property. If you buy from a developer who has several years existance, it is probably safer

Default Buying Property In Tunisia

I have found buying an apartment in Tunisia a smooth and easy process. Everything was explained to me from start to finish and I was able to view as many as I wanted with no pressure, in both Sousse and Hammamet. I have now chosen one and am being looked after with the law explained to me all the way. I bought from the Tunisian House Limited, I believe they are at the moment, the only British estate agency that deals exclusively with Tunisia only. Excellent service, highly recommended. I cannot thank their agents who showed me around enough! They have most of their properties on their website http://www.thetunisianhouse.co.uk

Hi everyone, can anybody recommend any property company and advise me about buying a property in Tunisia. I would like it for my occasional use and rent it June-August. Also, a good rental management company who would take care of the property. Any help would be appreciated. Thanks!

Hi there, try www.thetunisianhouse.co.uk for buying or renting. Friends have recently bought through them and said that the service was exceptional and that every step of the purchase was made as easy and stress free as possible.

I bought my apartment, through The Tunisian House. Couldn't ask for a better service. Had an agent in Sousse showing me around, Oussama, I think his name was, he spoke English and couldn't do enough for me, even showing me where to buy furniture and offering an after sales service of showing me how to pay utility bills, finding doctors, dentists, schools or offering to look after the apartment if I choose to rent it. They made it so easy!

Thanks Lucy and Essem, I have looked at www.thetunisianhouse.co.uk but get no replies to my emails to them when I ask about if they can manage the property for me. Guess they are not interested!

I am in the process of constructing an appartment block with some shops on the ground floor in Khzama, Sousse, only 6 minutes walk to the beach. Perhaps I could help you find your property and have it let for you thereafter as I have a project manager who is looking after the project while I am here in the UK. Hi all and to BigB.. you can register in the members community at www.emaar.com for receiving news, launch and offers about this and other new projects. Default The Independent Newspaper - Tunisia is a hot tip for property!

Hello, if anybody read the Independent Newspaper today, in their property section, there is a piece on the company who I bought a property with, The Tunisian House Limited. The article says some really complimentary stuff about Tunisia as a country and what it is like to live in!
