Please do. I am taking my mother over. She is 78 and doesn't travel much usually. So am a little apprehensive particularly as the flat is not completely furnished/comfy etc.. but she is looking forward to it so much !!!and in April, we can go for long walks; it won't be too hot. I have never been to Tunisia in April but I should thing it is ok weatherwise..?Would have been better to wait till April 09 but I prefered not too because of her back problems.

Out of interest to Bob, Dave and Nicolle, How did you buy in Hergla? Cash or international mortgage? I am unsure how to go about it as my financial adviser says its not something he knows about and would get a specialist to contact me but nobody has (typical) We really want to buy in Tunisia ASAP before the prices shoot up so any advice or contact info would be great. I am english and my hubby is Tunisian so an english contact or Tunisian would be a great help xx Thanks Natasha

We bought direct from the builder. It was a bit risky because there was only the foundations of the building at the time.... The promoter is very trustwothy and the Tunisian law protects Europeans like us. We met a few other promoters on the same development last summer but we would not have trusted them so much. Anyway it is easier for you as your hubby is Tunisian. The company is EL Hana Simha (based in Sousse). Yes now is the time to buy before the huge development in Hergla starts. This is just the beginning... I don't know about international mortgage... We opened an account in convertible dinars in Sousse before the first payment for the flat. It's been a long process but it's really worth it. You may find Dave and Bob went about buying an easier way.

God you were brave buying when there was only foundations down! ha Its scary how people try and rip you off, did anyone see the program a while ago on buying abroad and how careful you have to be as people had bought land and built their dream homes and it turned out the person that sold them the land didnt even own it and they had no rights to it at all and they lost everything and had to knock down their home bless them. Did you open account with Amen bank?
Yes there is a risk but this is why you need plenty of time. Never buy without going to the municipality to check the plans for the whole estate, ask to see a surveyor at the municipality, get him to explain the plan for the estate, ask him about the builder's reputation and get a solicitor. Buying from a private individual is very risky however. Also what amazed us was that you pay the same whether you have a sea view or not so when we bought, nearly all the best sea /lake views with a guarantee of no building in brtween had already been taken for the sort of flat we wanted....But it is very controlled. The stage payments we have made are on a separate account which the builder has not yet been able to 'touch'. He can only do that when we get the carte de résidence-which is a formality for Europeans_ but can take up to 18 months to get!!!! So last time we saw our promoter he said he was pestering the authorities to issue all the cartes for all the Euopeans who have bought in the residence...Also If he hadn't been issued the certificate of 'fin de travaux', he would have had to pay us back under Tunisian law. Apparently this is to protect Europeans ...But the law may change and be less protective for Europeans from what I can hear because they wnat to make it less complicated
