Property buying in Tunisia

    i think property buying in any middle eastern country can be a daunting task,and there are hundreds of Lawyer in Tunisia,but which ones can you really trust, and who has your best interests at heart.?
    I,ve considered buying,but can i be sure the land i buy is really mine,also its hard to find out what taxes might have to be paid.

    If you're buying land be very careful indeed.

    I contacted my lawyer through British Embassy website where there's a list of English speaking lawyers in each area. Your lawyer will check out the land title etc for you - do not sign anything before you speak to a lawyer. Lawyer will be able to advise on taxes as they'll differ from region to region and be dependent on size of land to be purchased.

    Yes non Tunisians can buy property there.

    You can buy either as resident or non resident.

    I have the most fantastic solicitor (3rd time lucky) original 2 were useless.This one is recommended by the us embassy and my friend has bought two properties using him,Send pm if you want to know his name.Not the cheapest but gets job done and I am moving over in June to my house with all the paperwork done.properly,government permissions etc.Even made sure that the money used to buy house could be taken out of country again if I ever sell and move back tto UK.

    What's the difference?Does a non-resident have to pay more (tax) and what if they are married to a Tn?

    One of my friends bought a villa, an apartment and a parcel of land in Chott Meriem 18 months ago and still hasn't received authorisation to buy through.

    Should you decide to sell your property, you cannot apply for authorisation to sell until you find a buyer.

    I was told by one agent here that authorisation to sell comes through quicker (generally) than authorisation to buy.

    I was told by another that the application for authorisation to sell (from the seller) and authorisation to buy ( from the buyer) is done at the same time - this can take up to one year and if the buyer does not receive authorisation you are back to square one.

    buying property

    Hi there Ive bought property in PEK I did it through right move abroad and had a solicitor here in London and in Tunisia ,its due to be finished this June
    and although I havent seen it they do keep me updated with step by step
    developments with pictures.Half In my case I paid deposite to secure the flat I wanted then half the money was paid when they started and the last payment will be due on completion. I hope this is some help to you and Im sure you can pay with a morgage system.Sheila.

    One wonders how the prices got so high in the first place as its not foriegners

    Have just heard from a friend that his bank manager mentioned that the new government would like to or are going to stop foreigners from buying in Tunisia. I thought investment was the name of the game especially now!

    Has anyone else heard this?

    Interesting, especially to those of us who have bought there, especially if we can't then sell on to other Europeans/foreigners and only Tunisians.

    And with the amount of new builds being thrown up, what would this mean? Are Tunisians the majority when it comes to buying up property?

    If so, does this mean that the number of properties for sale will outnumber the number of Tunisians who want to buy therefore leaving a glut of properties unsold?

    Then this glut of properties would flood the rental market perhaps forcing the price of rentals down???

    Be interesting to hear other views on this.

    sounds like someone hasnt thought this through very well!! surely if they want to see more prosperity in the country then 'foreigners' investment is a vital part of this!!

    i have my property up for sale here in england i did think about buying in tunisia when its is sold but have deceided i would rather have a small base here and rent in tunisia and stay for a few months at a time

    Annibee, I can honestly say I wouldn't recommend that anyone buy in Tunisia and I never thought I'd hear myself saying that. Always considered renting 'dead' money but buying anywhere abroad nowadays is full of uncertainty. I wouldn't do it again.

    thanks essem i need to be sure my money is safe for my children and yes i have always thought renting is dead money but interest from capital wold pay rent so prefer to play it safe

    I have been told that foreign investors will have to pay a minimum amount for property in Tunisia, in the future.

    Apparently this is so that the cheaper property will be available for Tunisian buyers. This is the same law as many other countries have already.
