Default Bizerte Property Market

Thread for discussion on the property market in Bizerte and surrounding regions. I am happy to answer questions about this as I am based in bizerte which is in the North of Tunisia.

Bit depressed today,

I old house which needs total rennovation is for sale on the front of Bizerte coniche on the seafront.

Sitting in 800m2 plot I had my eye on this one for a while now and would have been a lovely medium sized family house.

Hajer called me yesterday and and told me that the Italian man who owns it (and left it empty for years) wants to sell it YESSS.

Now for the bad news he wants 750,000 dinars or 350,000 pounds ooofff so to make the house lovely your looking at the best part of a million dinars!!

Nooooooooo

So upset I was thinking 350,000 (as a wreck) max things have got too crazy in Bizerte as I am sure I can get a house in Gammarth for a million.

I was also in Sousse and looked at a development on the hill 1000m plot 500 dinars a meter 500,000 dinars just for the land ooof 250k GBP

I think this has marked the end of my home search for the moment as I am clearly not rich enough to get a nice house in Bizerte!

Just for reference this is what family homes 350k gets you in Norwich my old home town (40,000 dinars average annual salary)

OMG... £250k for a bit of land... don't half hit you where it hurst... right in the wallet... property market is crazy everywhere it seems...

Nice houses in Norwich... love the city... my bro just moved back up here with his gf... their landlord wanted to sell the house (£400,000)... wasn't even as nice as some of them...

The problem here I have fathomed is that nice (imean european standard) houses and locations are rare so they go for more than europe.

Also there are a lot of rich people in Tunisia and they cannot take their money out so they spend it on houses which means that they are happy to buy a 250k house and rent it for 400 a month which us Europeans are not willing to do hence why prices are crashing in the EU for those who need investment income fromthe property.

The problem will be when lots of lovely houses are built which will either mean that the locals buy them all for prices higher than europeans and they either rent for cheap or stay empty (which Iamtold is the case a lot of the time) or the prices will come down.

Personally I hope that the new developments are priced to sell and not just sat empty as I want people to come and live in Tunisia and contribute and invest in business and services which opposite to houseing are an excellent investment. I am increasingly thinking that the goverment may need to do somthing about property price getting out of hand so we do not have a crash here.

the reason that property in tunisia is so hight in places like bizerte, sousse...ect ect is that those are the towns with huge amounts of tourists who want to live there and tunisiens coming home and loacals have bought land built a house for next to nothing and are selling them to people who are coming home with a view to buy. Now just outside bizerte just as your going onto the auto road is cheap. My dad was looking there last yr, so a second property and it was cheap. In tunis it a different ball game with the likes of gammarth, the menza's those are where the wealthy people of tunisia stay and international business is done and your private business of tunisia, no wonder u'd expect to pay big money there. we found a beautiful place just 15mins away from bizerte with a view right accross the sea over to bizerte, you can see cidi salem...it's undeveloped and still cheap.....thats what u need to be looking for.
