Default Sports City and Bizerte Marina

Hi all some good news

Bizerte Marin has now sprung into likfe and is due to start work this month signs are up and they have started selling apartments

2500 dinars m2 not the 3000 dinars m2 I was told a few months ago.

Tunis sports city has also started (thank the oil price ;-))

The large sales office in lac opens this week and the sale will start.

Apartment

2350 dinars a m2

Houses

3500 dinars m2

Is it me or do these prices in Tunisia seem expensive? Somtimes I fee like I am alone saying it and I am becoming a cassandra.

for example sports city apartment 120m = 282,000 dinars or 135,000£ wich is near the average house price for the UK.

the houses are 240m = 840,000 or 400,000£ 4 x the salary of somone on 100k a year which is the top 3-5% of folks in the UK statistically.

This studio apartment is located in one of the first towers in Dubai Sports City to be completed - Rufi Twin Towers, boasting a stylish unusual design and views of both Sports City and Dubailand. Investors buying into this property will be able to take advantage of the rental demand from both long-term and short-term tenants visiting multiple sporting events scheduled to be held in Dubai Sports City!

At the heart of the exciting new Dubai Sports City development, Rufi has designed a luxurious start of the art tower with ten retail outlets. Apartments range from spacious studios up to three bedrooms and all have access to the facilities that include an Olympic sized swimming pool, gymnasium and separate male and female saunas and steam rooms.

Rufi Twin Towers A and B are connected at the top of the 18-storey height by an eye-catching glass walkway, meaning that Rufi Twin Towers is a landmark as well as a place to live!

Centrally located, Dubai Sports City is 15 minutes away from the Airport and 10 minutes from the Mall of the Emirates, close to Dubai Disney Land and 5 minutes drive from the Autodrome.

Additional Information
* Large and elegant marble reception
* 3 high speed elevators for each tower.
* Garden Olympic size swimming pool with jacuzzi
* Separate children's pool and play aerea.
* Fully equipped state-of-the-art gym and aerobics.
* Separate sauna & steam rooms for ladies & gents.
* Banquet hall for 1,000 - 1,200 people.
* 24 hours efficient security services.
* Corner location facing Dubai Land.

Ok so this (if it sells ) is around

So around 219,090.13 TND to 182,503.21 TND

its 138m2 so 1600 (before offers) dinars a meter to 1322 dinars a meter.

Now we all know Dubai is in Crisis and property is still falling there so no doubt with cash you will get a good discount of these and other properties.

I am not a mathimatical genius and I welcome anyone else to come up with some examples but looking at average apartments in the Dubai sports city and the price given during the presentation it looks like the Tunisi sports city is

68% percent more expensive which cannot be right surely especially since the Dubai properties are "december 2009 completion"

I have not been to Dubai is everyone 68% richer in Tunisia?

I would think the exact opposite were true!
I do know that if I was going to invest in either of the 2, then Dubai would win hands up. Year round guaranteed sunshine means letting period would be 12 months as opposed to the max 6 months in Tunisia. Plus the fact scheduled airlines offer much cheaper fares to Dubai.
Comes back to my original opinion of it being sheer greed on the part of Tunisian property owners, with no real idea of the world market!!
